OPEN HOUSE WARNING
Remember, the Olympia Washington real estate agent and Olympia real estate company holding the open house usually work for the Olympia WA home seller. Everything that you tell them they are legally obligated to relay back to the seller. Their job is ask you questions about your motivation, your current living situation and your financial ability to buy. DO NOT GIVE THEM ANY INFORMATION ABOUT YOURSELF OR YOUR SITUATION!!!
Think of the open house like a poker game, and the Olympia real estate agent at the open house is trying to see your cards. Don't Let Them!!
WHAT TO DO UPON ENTERING THE OPEN HOUSE:
Avoid casual conversation with the agent (We know it's hard, but it is their way of getting information out of you), however, if the agent wants to tell you everything about the Thurston County sellers situation. - Do not be afraid to listen.
Avoid signing any guest logs. However, if they insist - put down our name and phone number.
If you like the home, leave immediately and call us. We will rush over and visually examine the home.
OPEN HOUSE MYTH
People and Sellers believe Open Houses are for the benefit of trying to sell the home. This is NOT true. Open Houses came about by Realtors trying to curious buyers to purchase their other Olympia Washington property listings.
A Typical Example:
Mr. & Mrs. Buyer stop at an Open House in Thurston County WA, and sign the guest register. Two days later they get a call from the Olympia area Realtor.
"Hello Mr. & Mrs. Buyer, I noticed you didn't like that home We had open on Sunday, but we have 3 others you might be interested in - would you like to go see them?"
Well since Mr. & Mrs. Buyer are looking for a home in Olympia Washington, they take the agent up on it. The agent meets them at the first home and starts asking them about their situation, and also says "Wow, this is a very nice home. I don't think you'll find anything else in this good of shape. Cool - check out that fireplace."
Well now Mr. & Mrs. Buyer move on to the 2nd home. The agent is still asking the buyers about their situation. And upon seeing the 2nd home says "Holy cow, this home is even nicer than the first one, surely there can't be anything even remotely close to being this nice. Can you believe that kitchen?"
Well now it's on to the last home and the Olympia real estate agent is still gaining information about the buyers situation and at no point revealed to Mr. & Mrs. Buyer that he or his company are representing the Thurston County sellers of these properties. Upon entering this home the agent say. "Mr. & Mrs. Buyer, in all our years as a Realtor, I have never seen a home this nice. It would be foolish for you to pass up a deal like this."
So since it is the nicest home the buyers decide to write an offer only to find out that this agent DOES NOT WORK FOR THEM and that they cannot give them any advice on what a fair price to offer for the home would be or any advice that would help their situation.
Don't get yourself into this situation. Hire an Olympia Washington Buyers Agent to help you locate homes that fit your needs and desires.
